Wine Country Pocket Neighborhood – RiverHouse

Healdsburg, CA

The objective with this project was to create a community unlike anything currently in the market, that proves that thoughtful site design, high-quality smaller home designs and places that foster a strong sense of community are in high demand. The site design for this 1.37 acre lot creates a Pocket Neighborhood or Cottage Court Community organized around a shared community green, facing the Russian River and several smaller public spaces that thoughtfully integrate existing heritage Redwood and fruit trees.

The eight fee-simple detached homes include 1,250 square feet two bedroom, two bath cottages and 1,750 square feet two plus bedroom, two and a half bath homes. Some come with a 500 square foot detached Accessory Dwelling Unit (ADU), perfect for a home office/zoom room or as a private space for guests. Each home has a deep porch that engages the community and expands the living space.

This project combines the benefits of a new home design and construction, with an old fashioned sense of community. And it’s all just a short bike ride from vibrant, downtown Healdsburg, California.

The cottage court provides housing choices that will attract buyers, ranging from downsizing baby boomers to millennials looking for a strong sense of community.
